Our client came to us with a vision for a luxury home in a prime location. The home was to take advantage of the ocean and river views and incorporate certain key pieces of furniture, cabinetry and special requirements into the design. The client supplied an initial floor plan. We worked closely with the client to achieve a final floor plan that was contemporary, cutting edge and bought the outdoors in to create a complete lifestyle for their family.
The ground floor was designed with the children and/or visitors in mind with 3 large bedrooms, a centrally located main bathroom and a spacious family room. As the site is slopped, the family room, bedroom and laundry are stepped down from the main entry working in with the contours of the block. This also allowed for extra high ceilings within these areas, making the rooms feel even more spacious. The family room was designed as a teenagers retreat or a great summer pool party area; it has direct access to a stunning entertainment area and custom wrap around pool through large glass bi-fold doors. Louvers in this area allow for the ocean breezes to flow through the ground floor – cooling the home naturally and saving on energy costs.
The designer staircase leads up onto the first floor where the gourmet open plan kitchen, dining and living areas can be found. Glass bi-fold doors lead onto another entertaining area where a BBQ can be enjoyed overlooking the amazing ocean and river views. Also on the first floor is the well appointed master bedroom, ensuite and walk-in-robe (views to the ocean can even be seen from the shower). A fifth bedroom located on this first floor to be used as a home office or guest room.
Clever use of design of the windows, lights and glass allows natural light and cooling ocean breezes to enter the home, reducing the amount of artificial lighting and cooling.
The large site allowed for plenty of extras to attend to needs of a large family, including a large double lock-up garage, storage and a tandem carport for the boat and camper trailer.
This home was predominantly built from block which meant extra attention to detail was required for the construction of the home and pool, including strength, durability and window locations. The site was also located high on a hill in a coastal region making it high on the cyclonic table, this needed to be taken into consideration during the design process.
